HOA Connect Houston Explores Financial Wellness for Communities – May 27, 2026
HOA board members, community managers, and industry professionals gathered on May 27, 2026, at the Gus George Law Enforcement Academy in Richmond for HOA Connect Houston’s latest educational workshop, Financial Wellness for Your Community.
The evening brought together experts from reserve planning, community management, law enforcement, and telecommunications to provide attendees with practical tools and strategies for strengthening the financial health of their associations. Through presentations, discussions, and networking opportunities, participants gained valuable insights into planning for future expenses, protecting community assets, and identifying opportunities to maximize value for homeowners.
Reserve Planning and Long-Term Financial Health
The evening began with a presentation from Jordan Rosales of Reserve Advisors, who discussed the importance of reserve studies and long-term funding strategies for community associations.
Rosales explained how reserve studies help associations prepare for major repair and replacement projects while avoiding unexpected special assessments. Attendees learned why reserve studies should be updated regularly, how inflation and changing replacement costs impact reserve funding, and the importance of keeping reserve plans current as community needs evolve.
He also shared findings from a reserve study industry survey and emphasized that reserve studies serve as a critical roadmap for making informed decisions that support both the physical and financial well-being of a community.
Financial Wellness Through Strong Management Practices
Erica Morgan of Associa focused on the role professional management companies play in supporting financially healthy associations.
Her presentation highlighted the importance of budgeting and forecasting, reserve planning, assessment collections, preventative maintenance, and financial oversight. Morgan also discussed how transparency, accountability, and consistent communication help build trust between boards and homeowners.
Attendees explored the impact board decisions have on property values, homeowner satisfaction, risk management, and long-term financial stability. Through strong partnerships with management professionals, boards can make more informed decisions while reducing operational challenges and maintaining compliance with governing documents and state regulations.
Fraud Prevention and Cybersecurity Awareness
Representing the Fort Bend County Sheriff’s Office Criminal Investigations Division, Adam Garcia provided an informative presentation on fraud prevention and cybersecurity best practices for HOA boards.
Garcia discussed common financial fraud schemes targeting associations, including embezzlement, vendor fraud, phishing attacks, unauthorized fund transfers, and identity theft. He outlined warning signs boards should watch for and emphasized the importance of strong internal controls, dual approval processes, regular financial reviews, and secure communication practices.
The presentation also highlighted practical cybersecurity measures such as multi-factor authentication, secure document storage, limited account access, and verbal verification of financial requests. Board members left with actionable steps they can take to help protect their communities from increasingly sophisticated fraud attempts.
Finding Value Through Telecommunications Partnerships
The workshop concluded with a presentation from Ellie Zloty of Blue Stream Fiber, who shared strategies for identifying revenue opportunities and cost savings through telecommunications agreements.
Topics included courtesy services for community amenities, door fees, bulk service agreements, community communication channels, and opportunities to negotiate additional services such as outdoor Wi-Fi, security camera connectivity, and internet access for common areas.
Attendees learned how boards can evaluate existing agreements, better understand resident preferences, and leverage vendor partnerships to reduce expenses while enhancing community amenities and services.
